Two separate parcels with different terroir: the north-eastern part is in a cool depression.
North-eastern part lies in a cool depression and consists of relatively well-watered alluvial soils and sand,
loamy alluvial soils and sand. Especially in hot, dry summers

The southwestern part is well moistened by springs and has a higher proportion of sand.
